Community Association & Development Risk Specialists

For community managers

A complete insurance review without turning renewal into a second full-time job.

Rothberg Specialty works in parallel with the manager’s existing process, organizes the underwriting story, and gives the board a comparison it can actually use.

Designed around manager workload

You coordinate the community. We carry the insurance review.

Managers should not have to chase five versions of the same submission, decode incompatible proposals, or mediate technical coverage debates alone.

One organized intakeWe identify the documents that matter, explain why they are needed, and avoid unnecessary requests where possible.
Underwriter follow-throughRothberg manages carrier questions, building data, valuations, losses, roof information, updates, amenities, and open items.
Board-ready presentationThe decision package focuses on material differences in coverage, deductibles, limits, exclusions, and price.
Renewal-calendar disciplineWe work backward from the board meeting and effective date so decisions are not forced by an artificial last-minute deadline.
Direct escalation pathSenior agency leadership is available when a manager or board needs a clear answer on strategy or a material policy issue.

Parallel—not adversarial

Keep the incumbent renewal moving while building a real alternative.

Rothberg’s review does not require the manager to abandon an existing process. The association controls access, timing, and the final decision.

Align

Confirm the renewal date, board calendar, decision-makers, current process, and the scope of the alternative review.

Gather once

Use the existing policies, losses, values, community data, and available underwriting materials as the base submission.

Work the market

Rothberg handles questions, follow-up, negotiation, structure comparison, and outstanding underwriting conditions.

Equip the board

Deliver an organized comparison and join the meeting or call when technical explanation will help the board decide.

Portfolio support

One manager may be overseeing ten different insurance problems.

Rothberg can help triage a portfolio by renewal date, catastrophe exposure, roof age, loss experience, valuation, existing deductible, and urgency.

Renewal calendar

Map communities by expiration, board meeting, notice date, and information readiness.

High-risk triage

Identify older roofs, electrical issues, unfavorable loss histories, coastal or wildfire exposures, and open claims.

Coverage consistency

Flag inconsistent D&O, crime, management-company, umbrella, deductible, and valuation structures across the portfolio.

Board education

Provide concise explanations, renewal briefings, and Board Wise educational sessions without overwhelming volunteer directors.

Manager FAQs

How the working relationship fits.

Will this create duplicate work for the management team?

The goal is the opposite. Rothberg starts with information already assembled where possible, centralizes follow-up, and identifies additional requirements only when they are material to underwriting or coverage.

Can Rothberg present directly to the board?

Yes. The manager can decide the appropriate format, including a written comparison, virtual meeting, in-person presentation, or a technical follow-up with designated directors.

Can you help communities that are not ideal risks?

Yes. Older roofs, open claims, adverse loss history, older systems, or complex catastrophe exposures require a different market strategy, but they are not automatic reasons to avoid a review.

Do you work with the association’s attorney?

Yes, when authorized. Rothberg can provide insurance-risk input while leaving legal interpretation and document drafting to counsel.

Can you coordinate multiple communities?

Yes. A portfolio calendar and triage approach can help identify which renewals need immediate attention and which can follow a standard workflow.
